The ISSE have developed the Home Log Book which is the Basis of the ISSE Home Inspection. This is a comprehensive inspection procedure logged in the ISSE documentation system which allows all aspects of a building to be evaluated. The book comprises of three sections each divided into two parts a full explanatory narrative description of typical features of a property relevant to that section and an on site inspection template.
Section One deals with Structural Condition – inside and out and is accompanied by a pre printed NCR template completed by the ISSE surveyor on site with a copy for the client.
A clients guide summaries routine property maintenance requirements.
Section Two deals with environmental condition inside the property. This has a narrative explaining toxins, mould and ventilation. It acts as a duty of care discharge documents for property owners or agents who are letting to tenants. It is a walkthrough inspection of each room. The template is then completed on site and a copy handed to the owner or tenant with an acknowledgement of training on condensation and ventilation requirements.
Section Three is the ISSE Conservation and Regulatory Log which explains conservation matters and requirements and has a template to complete regarding compliance with regulatory issues such as PAT testing.
The ISSE surveyor will use the Log Book as a framework into which the condition of the structure and internal environment of the property can be evaluated. The document then becomes a property management system and record of maintenance for future owners in the event of a sale of the house.
The surveyor will use the extensive pre printed check list of every structural item accessible at the time of inspection to record condition and his training and expertise will interpret the observations and will be applied to the formulation of any recommendations.
