The ISSE Home Log Book is an extensive structure record. The condition of the building is inspected and a narrative outlines the main features of the property and their function. The template completed by the ISSE home inspector records the condition of the property at the time of inspection - a snapshot in time. Thus the Home Log is the starting point for clients wishing to record the details of their property and is especially useful when selling a property. Subsequent repairs and improvements can be logged as these are undertaken. At point of sale the Home Log establishes and records a full description therefore allowing a valuation surveyor to audit the works undertaken and underpin the value.
The ISSE Home Log comprises of a structural condition summary, a home enviroment audit and conservation and regulatory log.
The checklists allow an experienced ISSE surveyor to prepare a summary of the condition of the structure on site. A standardised narrative with notes on each design feature of a property helps clients to understand maintenance requirements.
Thus the log book then forms a valuable 'snapshot in time' of the property.
The internal home enviroment is an enclosed space in which an occupant will spend a considerable portion of their lives. Like a micro climate the inside of a structure is influenced by air quality and materials used in construction and furnishings.
Moist air needs to be removed and replaced frequently with dry fresh air.
The ISSE have prepared a table of toxins with sources and effects. Many of these are present in most buildings in varying degrees.
Constant exposure to some or all can potentially seriously affect the health of the occupants.
The Conservation and Regulatory section of the ISSE Home Log Book is designed to audit conservation issues and compliance where the property is subject to that. The regulatory element is designed to audit and record building regulation compliance where applicable. PAT, Gas certificates, other certificates will also be listed.
